Asset Based Lending recently funded a DSCR rental loan for a repeat borrower in Philadelphia Pennsylvania. This borrower contacted ABL while in the construction phases of this 4-family property to refinance and hold the property to rent the units for passive income. The property remained unoccupied while under renovation. The expected rent for each unit is in line with the market rates. Once occupied, and with a DSCR of 1.14, this property will generate positive cash flow and contribute to their real estate portfolio. Philadelphia has a strong renter population as nearly half of the city’s residents rent their homes.
