­­­ Asset Based Lending recently funded a fix and flip loan to a repeat borrower and experienced real estate investor in Berwick Maine. The borrower is completely gutting the entire property and has already completed the necessary steps to permit the construction accordingly. The exterior work includes updating the roof and gutters, repairing and repainting the exterior wood siding, and installing new windows throughout the home. For the interior, the borrower intends to install new HVAC, electrical and plumbing throughout the property. In the kitchens they will install shaker cabinets, stainless steel appliances, granite countertops, and islands. New luxury vinyl tiles will be installed throughout, and the bathrooms will be completed with new vanities and standing showers. The borrower intends to have all work completed in 8 months at which time they will refinance to hold this property as a rental in their portfolio.
